Beachwatch is a condominium complex located on 7th Street and the
Boardwalk in Ocean City, NJ. There are 46 units in this building all
individually owned and we rent for individual unit owners and not the
condominium association. Each unit is unique in that it reflects its owners
tastes and personalities. There are a few two bedroom units but the majority
are one bedroom. Each unit is individually owned and the amenities vary according to the
owners: 1. Your home away from home complete with dishes, glasses, silverware,
coffee maker, pots and pans, dishwasher, most with garbage disposals,
refrigerator/freezer, full size oven, microwave, central air, color TV, some
with VCRs, DVDs and internet 2. Tastefully decorated with wall to wall carpeting,
ceramic tile, vertical blinds, glass sliding doors to private balcony,
eating area, most with queen size hide-a-bed sofa or futon, loveseat, queen
size bed, color TV, cable - check each unit for its amenities 3. Coin operated laundry room facilities, bike racks,
elevator, one car reserved parking, free ice machine, ramp into building 4. Ocean and boardwalk at the door, swimming pool, heated
bi-level jet whirlpool, individual balcony with patio furniture, large sun
deck, chaises, chairs and tables 5. Walk to playground, tennis and basketball courts,
downtown shopping, 20 minutes to Atlantic City casinos, bike and surrey

There is a pool and heated spa right off the spacious sundeck on the first
level. From the sundeck, you can enjoy the sites of the boardwalk and the
ocean view. It is only a few steps to the beach.
These are great investment properties. They rent weekly in season and offer off-season
specials. Keys can be picked up and dropped
off at Fasy Real Estate, 1229 Asbury Avenue, Ocean City, NJ 08226.
Check-in: 2:00 pm - Check-out: 10 am or 11:00 am
LATE ARRIVALS:
If you plan to arrive after hours, please notify us before 4:00 PM. We will
give you the information as to where to get your keys, and parking permit
etc.
RATES:
RATES ARE SET BY EACH INDIVIDUAL OWNER. We do not have the authority to
reduce rates - only the owner has that right.
FURNISHINGS:
All units are privately owned and furnished by the owner. All units are
provided with dishes, cookware, coffeepot, toaster and utensils. Furnishings
are subject to change without notice.
KEYS: Pick up and return keys at our office - 1229 Asbury Avenue, Ocean City
Each tenant will be given and be responsible for keys. If Fasy Real Estate
must provide entry to your unit after normal closing hours, a service fee of
$25.00 will be charged. If a locksmith is called, the service call will be
your responsibility. Tenant will be charged a $10.00 lost key fee for each
key not returned to the office.
PARKING:
Parking is reserved and assigned - limited to ONE vehicle per unit. SORRY,
NO EXCEPTIONS. No over-sized vans, trailers, boats, or jet skis can be
accommodated. If you need handicapped parking, please notify us in advance.
SUBSTITUTIONS:
We reserve the right to substitute a comparable unit, if available, without
notice or liability. When a comparable unit is not available, tenant will
have the option of selecting from available units.
REFUNDS: No refund/adjustments will be made for bad weather. Every effort is
made to have the unit in good working order. We will make every effort to
repair any breakdown as soon as possible. We cannot guarantee air
conditioners, televisions, appliances, etc. Pool and spa availability is not
guaranteed.
We will not be responsible for items left in the unit. Property will not be
used for any unlawful purposes and tenant agrees to obey all rules posted in
the unit and accept the unit in its present condition, keep it in good
repair and to return it to the agent in as good condition as when accepted.
We are delighted to have you visit. We have but a few simple rules and
respectfully ask for your complete cooperation.
RULE #1: PARKING (OUR MOST IMPORTANT RULE)
Park in your assigned space and your space only. If someone is parking in
your space, it does NOT give you the right to park in someone else's space.
During business hours, please come to our office if someone is parked in
your space. If we are closed, call the police and have the car ticketed and
towed. Please DO NOT "create" your own space by parking next to the meters
or by the pool. While your vehicle is parked here - you MUST display your
Beachwatch parking card in your windshield or your car will be ticketed and
towed.
RULE #2: TRASH - Our dumpster and recycle bins are located behind the pool.
Please bring all your trash/recyclables there. Do NOT leave trash by your
door or in the hallways or on the sundeck.
RULE #3: RINSE OFF SAND - Before you enter the lobby or pool area, please
rinse off all sand at the shower in the parking area (pool key will give you
access to this water) or at the shower inside the pool area.
RULE #4: DO NOT DRAPE TOWELS OVER THE RAILING: - if you must dry towels or
bathing suits, use the back of chairs on your balcony or the drying rack if
provided by your owner.
RULE #5: BIKES, SKATES, SKATEBOARDING - Our bike rack is located outside by
Wayne Avenue and 7th Street. Another rack is over by the spa are inside the
parking area. Please LOCK your bikes there. NO bikes are allowed on the
deck, in units or in the laundry room. No skating or riding scooters of any
kind on deck or garage area.
RULE $6: NO SMOKING - This is a non-smoking building and there is no smoking
in any of the common areas (laundry room, garage, sundeck, pool area) You
may smoke on your private balcony only.
RULE #7: POOL AND SPA - Children are not allowed in pool without adult
supervision. NO DIVING. No children in spa at any time. No food or drink
allowed at spa at any time. We reserve the right to deny use of all pool
facilities if necessary.
RULE #8: SUNDECK - NO glass bottles or any glass is permitted on sundeck at
any time. Please watch your noise level in the evening and early morning as
others are sleeping.
RULE #9: CHECK OUT AND CHECK IN TIMES - Check out time is either 10:00 AM or
11:00 AM depending on the unit (including automobiles). Check in time is
2:00 PM (no exceptions).
